Land Development Engineering

Land Development Engineering is a specialised branch of civil engineering focusing on the design and development of land for residential, commercial and industrial uses. It encompasses a wide range of disciplines including services, access and earthworks design, project management and coordination, construction supervision and site observation, and compliance and certification.

What Land Development Engineering services does TrueSouth offer?

Services & Infrastructure Design

We design systems for water supply, wastewater management, stormwater drainage and utilities (electricity, gas, telecom) to serve the developed area.

Roading Design

We design roads, right of ways, driveways and vehicle crossings for development access.

Earthworks & Civil Design

We provide designs for both large scale bulk earthworks and smaller scale detailed earthworks, for both resource consent and construction purposes.

Engineering Applications (EA)

We prepare comprehensive Engineering Approval (EA) Applications and work closely with the local authorities (council) for approval.

Contract Tendering

Construction tendering requires detailed scheduling, specifications and plans. We prepare all necessary documentation and work with local contractors to tender the works. 

Contract Administration

We take on the role of engineer to the contract under NZS3910. We fully administer the contract including processing of payment claims, verification of quantities & liaison with all parties. 

Construction Observation

During construction, we undertake regular site inspections to ensure compliance with local authority requirements and design intent.

Completion of Works/Sign-off

At the completion of construction, we prepare the necessary sign off documentation required by the local authorities and obtain sign-off for the project.

What qualification does a Land Development Engineer hold?

Historically in New Zealand, the activity of land development engineering has been tasked under the responsibility of a land surveyor. In recent years, Survey & Spatial New Zealand recognised Land Development Engineering as its own field, and formed a pathway for surveyors who specialise in Land Development Engineering to be formally qualified, and able to sign off on design and construction work. Now, through this qualification process, surveyors experienced in this discipline can become a ‘Certified Professional Land Development Engineer’ (CPLDEng) and a full member of Survey & Spatial New Zealand (MS+SNZ).

TrueSouth’s Certified Professional Land Development Engineer, Tim McDougall, was one of the first in New Zealand be awarded this certification.
